#1. Replace Light Bulbs. An inexpensive yet positive return is to make sure that all light bulbs are working. Replace those bulbs that are burned out, and then make sure that all lights are on when showing your home. This will help create an open, cheerful feeling in your home
#2. Eliminate Odors. Let's face it; our homes have their own unique smells. We are used to them, so we don't notice them, but others do. Simple scents (such as glade plug ins) located at key entry points can give a pleasing sensation as one walks though your home. Avoid heavy floral smells. A great trick that many realtors of old used was to cook a batch of cinnamon rolls just before a showing.
While we are on this topic, let's also address the family dog or cat. While they are a unique part of your family, they are not going to be part of the buyer's family. So make sure they are out of the way, and address any odors associated with them as well.
#3. Declutter the house. Renting a small storage space can reap huge returns. It gives us a place to put that favorite recliner that sits by the TV. You know that one that has been moved from home to home because it is the most comfortable seat in the house. You love it, but know it's an eye sore. Your prospective buyer is not there to visit or watch TV, so let's get it out of the way. Take it to storage, and when you move into your new home, break it out again.
This goes for all those extra chairs, end tables, sofas and toys as well. You want your home to look spacious. Your prospective buyer needs to see that there is enough space for all their stuff (yes they have as much as you do, if not more). Seeing all of your stuff creates the idea that there is not enough room for theirs. An open, spacious room shows them that there is indeed enough room. Clear book shelves and closets so they are only half full. This same principle goes for closets also.
#4. Paint and clean walls. The most cost effective investment in your home is in the walls. A fresh coat of paint will not only look good, but says that you've taken great care of you home. Not all walls may need painting, but make sure they are clean and free of smudge spots, especially around corners and light switches. Look of scuff marks around tables and chairs. Avoid dark contrasting colors. Light and neutral colors are best.

Your kitchen need to say there is plenty of room. Put those extra plates, bowls and glasses in storage so that your cupboards are only half full as well. That soap/water combination can actually leave a residue that attracts dirt. A second pass with just water helps reduce this residue.
#8. Dress up your yard. There are many simple techniques to add curb appeal to you home, but your lawn is typically the easiest and least expensive. A green lush lawn can add dollars to your home's value. Make sure you keep your lawn well watered. Fertilizer will deepen the color, and getting rid of those weeds will make it look clean and manicured. There are many over the counter products available, but many have found that professional companies can help fertilize and weed control for about the same price as the home owner (the power of mass marketing). Make sure that the kids' toys and bikes are neatly put away, and roll up those hoses. Weekly mowing is critical in not only keeping it look clean, but also reduces the impression of excessive work.
#9. Wash the outside of your home. We wash our cars, but we seldom think about washing our homes. A quick pressure washing of your siding will leave it looking bright and possibly new again. Windows that are sparkling clean will brighten the inside of your home. Also, think of your screens. They have a tendency of being over looked. Make sure that rips and holes are repaired.

There are many tax benefits out there that are in your favor, but need to be structured into the sale of your home. Talk to an accountant or tax attorney to make sure you can get the best tax advantage.
